Alzette Solo Terms of Use

Provider and contract

Alzette Solo is provided by Alzette S.à r.l., 3 Côte d'Eich, L-1450 Luxembourg, [email protected]. These terms govern the annual Alzette Solo subscription. For the public paid service, Alzette will send the applicable version, total price including VAT, and contract information to the customer on a durable medium after the contract is concluded.

What Solo covers

Solo provides tools to prepare notices, proxies, attendance sheets, minutes, documents, reminders, and consultations. Alzette does not make decisions for the syndicat, sign contracts in its name, collect funds, or operate its treasury. Solo does not replace the general meeting, a professional syndic mandate, or legal, tax, accounting, or technical advice.

Commercial scope

  • Solo is offered to residential co-ownerships in Luxembourg with 2 to 9 residential units. Parking spaces, cellars, and accessory areas are not counted in this commercial scope.
  • Commercial or mixed-use buildings, and buildings with 10 or more units, require different support. These are Solo commercial limits, not a universal legal prohibition.
  • The business-permit exemption described by the authorities concerns, in particular, buildings with no more than 9 lots legally designated for dwelling use, at least one of which belongs to the proposed syndic. The user remains responsible for checking their own situation and the co-ownership rules.

Syndic, general meeting, and consultations

  • The syndic is appointed by the general meeting. A syndic mandate is limited to three years and may be renewed under the applicable rules.
  • An annual general meeting remains required. A fully virtual general meeting or an in-app vote is not, by itself, a safe legal replacement for the general meeting.
  • Written consultation is a limited exception for decisions on maintenance or refurbishment of common areas, subject to the applicable conditions. Consultations offered in Solo are non-binding until the required formalities and rules are met.
  • For electronic notices, notifications, and delivery, the syndicat must be able to demonstrate receipt when this is required. Solo helps prepare and retain evidence, but does not by itself guarantee that a notification is valid.

Order, price, and payment

  • The annual price, VAT, and total price including VAT are displayed before the contract is concluded. The final payment button reads “Order with obligation to pay”.
  • Payment is handled by the payment provider identified at checkout. Alzette does not receive complete payment-card data.
  • For the public paid service, Alzette will send a durable confirmation after the order summarising the contract, price, these terms, and withdrawal information.

Withdrawal and immediate access

  • Where the customer acts as a consumer, they generally have a statutory 14-day right to withdraw from the contract without giving a reason or paying a penalty. To exercise it, they may write to [email protected] or Alzette S.à r.l., 3 Côte d'Eich, L-1450 Luxembourg, clearly stating their decision.
  • A request for access to the service as soon as payment is made is separate from acceptance of these terms and is never preselected. Alzette gives the required information and confirmations before any early performance and applies the legal withdrawal rules.
  • The 30-day no-questions-asked commercial refund guarantee supplements, and does not replace, statutory rights. Following a refund, access may be limited. Alzette nevertheless preserves legally required records and allows export of available items before closure, subject to retention obligations.

Data, availability, and responsibility

The customer must have the rights needed for information and documents they provide. Alzette uses reasonable measures to provide the service and correct incidents. Nothing in these terms limits mandatory consumer rights or liability that cannot be excluded by law. Each party remains responsible for its own legal and contractual obligations.

Support and professional management

A request for support or professional management does not create a mandate. Any professional service is subject to a separate offer and, where applicable, a separate contract.
